By accessing this website (the “Site”) you agree to these Terms. The Site is the marketing website of Thomas C. Galicia, a licensed California real estate salesperson (DRE #01896556) affiliated with Coldwell Banker Realty (NRT West, Inc.). If you do not agree, please do not use the Site.

Informational only. Content is provided for general information. It is not legal, tax, financial, accounting, lending, investment, or appraisal advice, and it is not a solicitation in any jurisdiction where the agent is not licensed.
No relationship formed. Using the Site or submitting the inquiry form does not create an agency, brokerage, fiduciary, or client relationship. A representation relationship arises only through a separate written agreement.
Independent verification. You agree to independently verify any figure, square footage, price, status, school, neighborhood, market, rate, or tax statement before relying on it.
Intellectual property. The Thomas Galicia Real Estate name, monogram, and the original text, layout, and graphics on this Site are owned by Thomas Galicia and may not be copied or reused without permission. Listing photographs are provided by the listing’s source / MLS and remain the property of their respective owners.
Third-party links. Links to outside sites (Redfin, C.A.R.®, Freddie Mac, Mortgage News Daily, the IRS, the California Franchise Tax Board, Google News, and others) are provided for convenience; we do not control or endorse them and are not responsible for their content, accuracy, or practices.
Limitation of liability. The Site is provided “as is” without warranties of any kind. To the fullest extent permitted by law, we are not liable for any damages arising from your use of, or reliance on, the Site.
Governing law. These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles.

2. Advertising, listings & market information

Truthful, non-deceptive. We aim to present information truthfully and without deception, consistent with the Federal Trade Commission Act and California advertising and real estate advertising rules. Any results, sale prices, or transactions described are historical examples and are not a guarantee or prediction of future results.
Listing data. “Recently closed” transactions are drawn from the agent’s brokerage profile and information provided by the applicable MLS (e.g., the San Francisco Association of REALTORS®); data is deemed reliable but not guaranteed and is subject to change, prior sale, or error. Properties marked “co-represented” were transacted together with a co-representing agent/office. Placeholder, sample, or “price upon request” items are identified as such.
Market & rate figures. Mortgage-rate benchmarks, county market data, and similar figures are reported by independent third parties as of the date shown, are national or regional in nature, are not personalized quotes, and change frequently. Verify current figures at the cited source.
No reproduction of protected content. We do not reproduce third-party copyrighted material beyond what is permitted; outbound links open the original source.

Rates and terms depend on your lender, credit profile, and many other factors and change daily. For an actual quote, consult a licensed (NMLS-registered) mortgage professional; for tax matters such as a 1031 exchange, consult a qualified intermediary, CPA, and/or tax attorney and verify rules at the official sources we link. Thomas C. Galicia is a licensed California real estate salesperson, DRE #01896556, under the supervision of Compass (Compass California, Inc.), 891 Beach St., San Francisco, CA 94109. This Site is independently published by Thomas Galicia and is not an official publication of Compass or its affiliates; the Compass name is used to identify brokerage affiliation only. Closed transactions described elsewhere on this Site that reference Coldwell Banker reflect work completed under that former brokerage and predate the affiliation with Compass. License status can be verified with the California Department of Real Estate at dre.ca.gov.

6. Accessibility Statement
